Amy Refeca

My focus is on helping women protect who they love the most by having an estate plan that speaks to their truth, choices and voice. Many women become the caregivers of those in the generation above, below and all around. Notwithstanding being the caregivers, they haven't been given opportunities to ensure their choices and voices are amplified and educated. My focus is on providing a safe place for women, individually and in committed relationships, to become educated and empowered about estate planning options.

Joslyn B. Stuart

Joslyn is a partner at The Small Business Law Firm, P.C. in Thousand Oaks and specializes in the representation of small business owners. She practices both transactional law and litigation, helping to navigate her small business clients through today’s complex legal world: forming corporations and LLCs, drafting and reviewing of all types of business contracts (including partnership agreements) and litigating all types of business disputes.

Episode 07 - Exploring the Emotions and Mechanics Behind Real Estate Transactions for Buyers, Sellers, and Investors.

Alison+Clay-Duboff.jpg

Featuring Alison Clay-Duboff

Don't miss Alison’s story-filled W Wisdom Series. This episode is a great resource to forward on to anyone who is considering a real estate transaction, or even other agents who want to build a peer-to-peer connection!

Key Takeaways

Alison best describes her profession via the following, as stated by 1000-watt Consulting.

  • Rationality

  • Emotion

  • Intuition

  • Logic

  • Loss

  • Joy

  • It’s the crockpot of psychic stew that simmers during a transaction.

  • And it requires a skilled hand to handle the heat.

For Buyers

Anything can happen during the inspection process. Alison describes a first-time homebuyer who was doing their final walkthrough, who came to the home they purchased, and it was flooded! Having that steady and experienced hand can help you navigate any dramatic situation as you make a purchase.

Be sure to choose an agent who has excellent relationships and good reputations with other agents in town. Currently, there is such limited inventory for buyers. Listen as Alison describes two techniques, escalation clause and a buyer love letter, to help her clients compete and purchase the home of their dreams!

For Sellers

Your real estate agent should speak your language. Do you want to communicate with your agent via text, email, Zoom, or phone? During an interview with a potential listing agent, be sure that the person you select is up-to-date on the laws and regulations so that you can avoid potential litigation or COVID-19 exposure! Alison warns of the danger of in-home cameras. She shares a funny story of how she found out her sellers didn’t turn their cameras off during a showing…

Alison warns of the potential pitfalls of dual agency (using the same agent buyer and seller). She also shares how to find the right person to list your home - who may not be the agent with the most For Sale signs in your neighborhood!

For Investors

There are many budget options to buy an income property, not just in your neighborhood or even in the USA. Alison demonstrates her knowledge of some complex strategies, such as the 1031 strategy, Prop 19, or the changing language of real estate transaction forms. Working with her large brokerage, ReMax, she has fantastic resources behind her to help her clients stay up-to-date.

REVIEW What Happened to My American Dream? Slides

Key Takeaways

Self-Recognition With help from increased education and a supportive community (like The W Source!), you can make a positive change in your life and your finances. Self-Recognition comes from within you, rather than empowerment, which can imply it takes outside validation of change.

Interest You can prepare for the future, especially by starting small and then building consistently, using the power of compound interest. Young people have an advantage: time is on your side.

Debt The four largest debts in the USA total $19 Trillion!

  • Car loans - $1 trillion

  • Credit cards - $1.075 trillion

  • Student loans - $1.6 trillion

  • Mortgages - $15.8 trillion

The average household spends 34.5 cents of every dollar to pay interest on their debt. Understand how each type of debt, and your payments, affect your individual situation - and your credit score!

And Lastly...

You're not alone, Jennie has been there! Even as a young girl, she was taught that she didn't need to understand complicated math or financial concepts. In fact a teacher once said, "Don't worry your pretty little head. You won't need math when you're doing your grocery list."
